Auctions and Leases
The Maricopa County Real Estate Department is responsible for auctioning excess land owned by the Flood Control District of Maricopa County (District) and the Maricopa County Department of Transportation (MCDOT). "Excess land" is land which was acquired as part of a project and is no longer needed by that Department.
Requirements
Prior to being made available for auction, the following department requirements must be met.
- The parcel must be classified as excess by the District or MCDOT and subsequently declared excess by the District's or MCDOT's Board.
- An appraisal (see below) of the excess land by an independent third party appraiser will establish the value. The appraised value is the required minimum bid at auction.
- A public legal notice will be posted for at least thirty (30) days prior to auction.
- Excess land will be sold via public auction, or to another governmental entity without auction.

Auction Request Form
Prospective buyers need to fill out and submit the Request for Public Auction form and submit the form to Property Management.
The appraisal may take up to 90 days. After the appraisal is received, reviewed and approved by the Department, the prospective buyer is informed of the minimum bid required at auction and an auction date is set.
A bid package will be prepared, with details of the subject property, requirements and the terms and conditions of the sale. It will be posted to this website.
An auction deposit of 10% of the minimum bid (unless otherwise published) plus Fee Reimbursement in the form of cashier’s check is required. These will be returned to unsuccessful bidders at close of auction. The initiating party will forfeit Fee Reimbursement if they do not meet minimum bid requirements and no one else bids.
Auction day requirements may vary. See bid package for specific requirements.The successful bidder is responsible for the appraisal cost and half the cost of the title report at close of escrow. Overpayment of the Fee Reimbursement will be applied towards the purchase price of the property. Escrow typically closes within 90 to 120 days from auction date; bid package specifies the timeframe.
